A garden room with a bathroom, kitchen and loft: what to check

5 October 2026 · 2-minute read

A shed for garden tools and a pavilion with a bathroom, kitchen and loft have nothing in common. Once there's water, electricity and a bed, the details you can't see are what make the difference. This is the checklist we would use ourselves.

1. The frame

It's the skeleton of everything. Ask what it's made of and how it's joined. Creixent's frame is made of cold-rolled steel tubes, joined by welding: the same frame that allows it to be lifted in one piece by crane.

2. Insulation

A small space heats up and cools down quickly, so insulation is key. Creixent has continuous 12 cm extruded polystyrene (XPS) insulation.

3. Windows and doors

They should close well and insulate: double glazing and a thermal break. On Creixent, the windows and doors are Finstral PVC.

4. Services

Ask about electricity and water before you ask about finishes. Creixent has an outdoor electrical connection, a main consumer unit and three separate circuits (lighting, sockets and power), an outdoor water connection, a 15-litre electric water heater and PVC drainage ready to connect to the site's network.

5. The bathroom and the kitchen

In a few square metres, every centimetre counts. Creixent's bathroom has a shower with a three-panel sliding glass screen, a toilet, a vanity unit with a mirror cabinet and a window for natural light. The kitchen has a sink, a two-ring hob, a microwave and a fridge, and the cabinet doors are lacquered moisture-resistant MDF.

6. The loft

A sleeping loft should be easy to reach and well ventilated. On Creixent you climb up with a telescopic ladder that is stored in the sofa drawer, and the memory-foam mattress rests on an anti-condensation base.

7. Can it be moved?

If it can be moved in one piece, it doesn't tie you to one place. Creixent needs no foundations and is moved by crane truck.

8. Local rules in Spain

A garden room or pavilion is not a dwelling. Before placing one, check the rules of your town hall, and get the answer in writing if you can.

Everything on this checklist can be seen in photos and in the technical sheet on the Creixent page.
